Hey Jim,
That’s a very clever video – so instead of link, I embeded it into your question (so others would be able to watch right here).
So first question:
Do you know the manufacturer of this rubber? In US there are only two – Carlisle and Firestone.
Both make "OK" EPDM membrane. Like i’m not a fan of rubber at all, but I’ve never see it be THIS BAD.
So I suspect that it’s from China – probably your roofer bought some junk really cheap hoping that EPDM = EPDM…
If this is US made, it’s definitely either a defective batch or you have something very toxic around your house. I see shingles on the overlapping roof, so it most likely isa house and not some commercial building – therefore I rule out chemicals / grease that could cause this.
So it’s definitely a warranty issue, so contact the MFG.
What confuses me even more is that patch tape also goes bad in such short time – again, either China or defective. Both are not normal wear and tear.
