We have a walking roof deck over a garage on our home, about 20 yr. old, I believe is an acrylic/metacrylic-type covering. Here are the photos: https://imgur.com/wHxBSh5 https://imgur.com/uzIBxA7It has been leaking for < a year, and has been patched numerous times (one tenant hastened deterioration, by lighting a fire pit on it). It has some dry rot damage underneath (soft areas). We have gotten roofing bids/advice on everything from partial repairs, repatching, etc. to full re-roofings. Also recommendations from putting on Metacrylics, polyurethene coatings (i.e. polycoat pedestrian deck system), Gaco coat walking deck system, Westcoat surface, IB 80 mil. PVC, Dura-last 50 ml PVC, Dura Deck and IB Deckshield. We are also deliberating whether to add a floating composite deck on top, or have a stand alone deck suitable to occasional foot traffic (regular PVC slippery, so probably Deckshield or Dura Deck better if PVC, or just do one of other options). We want something with a strong warranty, is resistant to wear, abrasians, cuts, stains, UV fading, and most of all, water. Also, aesthetic-pleasing, and would not hurt potential resale value in a few years.There is also some water ponding near the house, and I undertstand that Duralast/deck’s warranties cover water ponding if the roof is not re-roofer. Also, I was told that the acrylics have a lip built on the perimeter, which would serve to hold water back onto the roof. We live close to the ocean, with fog part of the year. Any advice which you can provide would be much appreciated. Thank you.
