You need to be more specific with your question. ROI for roofers, or homeowneres. Are you selling or planning to replace and then sell at some point in the future? Or are you a realtor, and need advise for buyer/seller in terms cost of roof vs increase in sale price?

Please provide more detials.

Overall, roof does not have a greate ROI, and it is very "personal" so to say … meaning how much will home buyer value that home has new roof. Most buyers don’t give much value to a roof, becuase all homes have one… but if roof is in poor condition, buyers often ask for a discount.
