hi, my new construction was just framed and sheathed. The house was wrapped as well. The shingles were not yet added and we’ve had non stop rain. Is the roof sheathing going to be affected by the rain? Also there’s one small area of the roof that was left unsheathed and part of the wrapp is coming off of the front. Should this be a concern?

Generally, if there is a couple of dry days before roof shingles are installed, and house frame was not exposed for months, plywood will dry up no problem, and should not be damaged.
However, if your builder used OSB (particle board) it’s not good to have it rained on.
What does non-stop rain means? Is it like 3 days or 30? in 3 days, plywood does not sustain any serious water damage.
Ideally, builder should have installed roof underlayment, but since building envelope is still fully ventilated, I would not be overly concerned. It takes months of water presence to cause serious damage.
Now water getting behind house wrap is more concering to me… but hopefully it will dry out under the sun, before siding is installed. Ask the builder/gc to make sure all house wrap is properly installed, before more water gets behind it.
